Solid Rock Real Estate companies, Solid Rock Real Estate Ventures and Solid Rock Property Management, were formed to provide investment acquisition and asset management advisory services in the office sector to third party clients that do not have the desire to create the high-level infrastructure required. Leveraging an experienced background of acquiring and managing office investments through the entire life cycle, the Solid Rock Real Estate team is highly trained and experienced in implementing a business plan to maximize near term cash flow and derive long term value from the assets for our clients. Principals of the company have directly overseen the asset management of roughly 4 million square feet of national office product with an estimated value of nearly $1 billion as well provided roughly $600 million in acquisition and disposition transactional services. Greg Rice, is a Principal and Founder of Solid Rock Group and is a real estate professional with 40 years of diversified experience in real estate development, leasing, brokerage sales, acquisitions, property management, and asset management. For the last 25 years, Mr. Rice has focused almost exclusively on hotel and resort real estate.
Since founding Solid Rock Advisors in 1991, Mr. Rice has the led the firm’s involvement in transactions totaling $8 billion in volume and involving 190 different properties. These properties have included some of the world’s finest hotels, such as the Four Seasons New York, Las Ventanas in Los Cabos, and the Santa Barbara Four Seasons Biltmore. Mr. Rice has also been involved in significant financial restructuring and loan placements, and has supervised several hundred million dollars of renovations for TY Warner Resorts and Hotels, whom he has represented in all their transactions since 1990. He also acts as an investment advisor to a number of other firms and individual investors.
Mr. Rice’s depth of experience in leasing, sales, acquisitions, financing, syndication management, and construction make him highly qualified within the real estate industry. He maintains contact with an extensive number of buyers and network brokers to ensure his clients the best possible exposure to the marketplace. Greg has a thorough knowledge of leases, contracts, and the required due diligence process in a closing.
Frank Orioli, Vice President, brings over 30 years of senior level investment and development experience to Solid Rock Group. His areas of responsibility include managing the company’s commercial office and specialty retail investment platforms; identifying acquisitions, underwriting, closings, property management, asset management, and valuation strategies. Most recently Mr. Orioli served as Senior Vice President of Investments at Prism Capital Partners, where his work included the redevelopment of a 120-acre pharmaceutical facility on 120 acres in New Jersey, which at buildout, will include 4 million square feet of office, residential, retail and hotel space anchored by a medical school and research facility. He has also held senior positions with Rockwood Capital and Principal Global Investors and his experience includes over $5 billion in acquisitions work. His specialties include expertise in identifying opportunities that significantly exceed return performance benchmarks. He has proven skills executing large, complex transactions with development through core risk profiles. Mr. Orioli’s education includes Bachelor of Arts from the University of Virginia, and a Master of Science degree in Real Estate Development and Investment from New York University.
Andrew Boulton, Vice President and Principal in Solid Rock Group’s Western Commercial Real Estate, has over 20 years of industry experience. Previously he was a Principal at Cardinal Industrial Real Estate where he was involved in over $1 billion in transactions with responsibilities ranging from sourcing transactions and arranging debt to dispositions and investor relations. While at Cardinal he was also responsible for portfolio asset management. Significant transactions while at Cardinal included the acquisition of Cabela’s 3 million square foot distribution portfolio, the acquisition, lease extension, and disposition of Bed Bath and Beyond’s 1 million square foot eastern US distribution facility. Other transactions concluded under his leadership included the acquisition of distribution facilities for Dow Chemical and Camping World and build-to-suit facilities for nationally recognized tenants in the automotive and soft-drink industries.
Prior to Cardinal, Mr. Boulton focused on multifamily & student housing investment and development. He was a founding member of a boutique investment firm, assisting with the growth of its initial national portfolio through off-market transactions which included 10 well-located student housing projects including 6 existing properties and 4 new developments. He led the acquisition efforts for over 10,000 student beds and 1,500 multifamily units while sourcing equity from LP equity groups such as Kayne Anderson and Harrison Street.
As a broker at Marcus & Millichap, Mr. Boulton earned a sales achievement award in 2005 and was nominated for an ACRE award for “Rookie of the Year” in his first full year as an independent agent. He holds a California Broker’s license and graduated from University of California – Davis.
Anil Chintapalli is an Investor and Strategic Advisor for Solid Rock Group as well as a Principal in one of the group’s key real estate verticals on which the company has a priority focus. Anil brings 30 years of Financial Services, Technology, Operations and management consulting (driving revenue growth, and operational efficiency) expertise that has been the result of experience with his family office and also leading global financial advisory institutions such as (but not limited to) Capgemini Ernst & Young, JPMorgan Chase, Credit Suisse, Deutsche Bank, Lehman, Barclays, Standard Chartered, Merrill Lynch, Bear Stearns, Apollo Global Management, and Nomura. His investment management to advisory experience through investment enterprises such as (but not limited to) Human Capital Development, Solid Rock, Global Blockchain Ventures, Reedland Capital Partners, and Matrix represent a multi-billion dollar portfolio consisting of real-estate (residential, commercial, and hospitality), media and entertainment (video games, feature films and OTT), healthcare (pharma, hospital, digital healthcare), education (K-12, Higher Ed), consumer products (agriculture, food and beverage, retail), and technology (in above verticals). He chairs and manages a commercial investment partnership with National Investment & Infrastructure Fund, a $4.3 Billion Alternative Asset Manager owned by sovereign investors such as Temasek, ADIA, Government of India, U.S Government’s IDFC, CPPIB, Ontario Teachers, Australian Super, PSPIB. As Chairman of media business with Globalive Media, premier producer of Beyond Innovation TV show (currently in its third season) that is focused on new and emerging technologies airing on Bloomberg TV in over 70 countries, he is scaling the media business to showcase entrepreneurs, business and government leaders changing our world for the better. From 2014-2019, he served as the senior economic advisor to State Government of Andhra Pradesh, India (FY 21-22 GDP of ~$150 Billion USD) – during his tenure, State’s GDP grew from $65 Billion (FY 2014) to $124 Billion (FY 2019) and has been ranked by the World Bank as the best state as per the ease of doing business index. This diverse industry (investment and operational) expertise has enabled successful relationships with enterprises such as (but not limited to) The Walt Disney Company, General Electric, Intel, Prudential Financial, Microsoft, Walmart, Amazon, Apple, Coca Cola, Verizon, EMC, Darden, Qualcomm, and World Bank. He has a Bachelors (Honors) Degree in Electrical and Electronics Engineering from BITS Pilani (India), a Masters Degree in Industrial Engineering (Supply Chain Management) from the University of Massachusetts (Amherst) and has authored a technology book on supply chain management and enterprise resource planning (published by John Wiley & Sons, Inc.)
